Money decisions deserve numbers you can check. Here is what goes into every result on this site.
Standard math, shown in full
Every calculator uses the same amortization method lenders use for fixed-rate loans, and each page explains its formula and assumptions in plain language.
Checked against the rules
PMI dates follow the federal Homeowners Protection Act as the Consumer Financial Protection Bureau explains it. Worked examples come straight from the calculators, and each page shows when it was last reviewed.

Questions people ask
Short answers here, with the full explanation on each calculator page.
- Does paying an extra $100 a month make a difference?
Yes. On a $350,000 loan at 7%, it saves about $71,000 and finishes 3 years and 8 months sooner.
- Is biweekly the same as paying twice a month?
No. Every two weeks gives you 13 full payments a year. Twice a month gives you 12.
- Is one large payment better than smaller monthly ones?
Timing matters most. Money paid earlier saves more because it stops interest sooner.
- Does PMI go away on its own?
On a conventional loan, yes: at 78% of the original value on schedule, or at the loan's midpoint.
- Are biweekly mortgage programs worth the fees?
Usually not. Adding one-twelfth of your payment each month gets nearly the same result for free.
- Can I remove PMI if my home's value went up?
Often, with a new appraisal, once the loan is old enough and the balance is low enough.
- How do I calculate my loan payoff date?
Start from your balance, rate and payment. Each month interest is added and your payment subtracted until the balance reaches zero.
- Why is my payoff amount higher than my balance?
It includes interest built up since your last payment, plus any unpaid fees. Ask your lender for a payoff quote.
